Last month we had a blast partnering with our clients to make big moves in their lives. If you know us at all, this is the part of our business that we enjoy the most: Watching the positive impact that real estate has on people's lives. Upsizing, downsizing, buying your first home, selling to relieve stress from being a landlord, or even buying to be closer to family/friends - we witness it all! This month we got to help Jennie's family purchase a house, two savvy repeat clients buy and sell a condo, and get into escrow with a smart young couple who was referred to us and have quickly become our friends! All our clients have completely unique stories, which is usually how our pipeline is. We do business in all different zip codes, price ranges, and for all different reasons and seasons. We're so grateful to have a role in these big transitions for our clients, friends, and families!
Some of you might be new here, so we wanted to say a quick "Welcome!" to our monthly newsletter! There are certain niches where linguistics go beyond the general populations knowledge. You're probably in a few of these groups yourself! Golfers, surfers, mothers, teachers, coaches, doctors... they all have their own "language". As Realtors® we know we have a whole separate vocabulary, so today we're going to unveil a few common terms. Pop quiz yourself and see how many of these definitions you actually know before revealing them!
- Escrow: A neutral third party that is in charge of holding money and making sure the contract is fulfilled during a real estate deal until all steps of the sale are completed. It also describes the process from the moment an offer is accepted until the day the deal closes and ownership is transferred to the buyer.
- Coming Soon vs Active: Both are a type of "Active" status meaning it is currently on the market for sale. The difference between them is that while you can show your property to prospective buyers in Active status, you cannot show a property when it is in Coming Soon status. So why do we use Coming Soon? It's a marketing tool that previews a property so the public can view the property online prior to seeing it in person.
- As-Is: The seller is offering the home in its current condition and won’t make repairs or improvements. Did you know that every property sale in CA is contractually written to be sold "as-is", unless agreed upon otherwise? We often negotiate repairs/credits during escrow, but a seller is not obligated to agree to repairs/improving the property.
- Turn Key: The home is move-in ready. It's clean, updated, and ready to be lived immediately.
- Appraisal: A report sharing a professional's estimate of the home’s value and evidence that supports their opinion. They are usually required by a lender before approving a mortgage.
- Contingencies: Contract conditions that must be met, typically within a certain timeframe or by a specified date, in order for a contract to be binding. A buyer typically has three contingencies: inspections, loan, and appraisal. A contingency protects a buyer's initial deposit. If a buyer wants to back out of escrow due to a contingency, then they may receive a full refund of their deposit.
- Interest Rate: The cost of borrowing money. When you get a mortgage, the interest rate is the percentage you pay on top of the loan amount over time.

It's so hard to pick only three activities to highlight this month! In fact, most of the time we talk with you we get to hear about something new going on that we didn't even know existed. It's pretty neat to witness the endless amount of things going on in our beautiful city. Despite the challenge, we decided to highlight three events that were unique to each other. August will have some incredible sunsets, so make sure you get out and visit Sunset Cliffs for some of the most iconic backdrops in San Diego. Del Mar race tracks is in the height of the horse race season, and people come in from all over to witness the speedsters run! Finally, you've still got the entire month of August to visit SeaWorld during an incredible time of year - their Summer Spectacular!
