San Diego County
Fraud Alert
|
San Diego County has teamed up with the District Attorney’s Office to help fight real estate fraud! They've created the "Owner Alert" program, where you’ll get rapid, FREE notifications whenever there’s a title change on your property or associated with your name. (NOTE: You will get notifications of legitimate recordings that do not have to do with you or your property, so if you get an alert don't be alarmed until you check further into the email. The county will send you a PDF of the actual recording. So an alert doesn't automatically mean fraud, but the notification is worth getting.) Sign up and stay informed/protected with Owner Alert!
PRO TIP: Set this up for your parents if they're not tech savvy and own in San Diego County. Then you can set up their notifications to send to you, so you will know if anything funny happens to the title to their property.

Here are 3 major things you DON'T want to do in real estate..
|
whether it's for mortgages, purchases, or sales:
|
1. Don't try to time the market. The best time to buy was 10 years ago, and the best time to sell is 10 years from now. If those timelines are not an option for you, then do whatever you want/need to do now.
2. Don't wait for the lowest interest rate either. Rates fluctuate, every day and multiple times a day. So unless you can predict the future, you never know where they're headed. Even the expert forecasters get it wrong! A better strategy is to build in a rate buy-downs into your offer, where you can manipulate your interest rate and ask the seller to pay for it.
3. Don't shop rate (alone). It costs money to buy down your rate, and sometimes a lender will quote you that rate and downplay the fee. It's not always obvious, so make sure you look at ALL the fees and costs. The easiest way to do that is the APR, or Annual Percentage Rate. This is the number that includes all the loan costs. While that's not the rate that you're using to calculate your payment, it is the rate that, over the life of the loan, that the interest rate is equivalent to. Got questions? Reach out, we are glad to help.
