AI in Real Estate
AI has gained traction in real estate too. It's not only a resource for real estate professionals; it's also growing in popularity for buyers and sellers. So how can you use AI to help you in real estate? Here are a few ideas.
1. Market Value: AI can provide you with a realistic (but not accurate) value of your home or a home you're interested in buying. Where it falls short? Considering the current and local market trends. Pricing a home is not just about the past, but it also requires an understanding of the present. Automated Valuation models lag the market, and even with predictive modeling it cannot know what current buyers are thinking and how they're reacting. We do, because we work with buyers everyday.
2. Staging: It will give you great ideas about how to stage your property for sale, and it can even generate virtual staging. Where it falls short? It lacks human taste. So, it will apply trends but can't predict response. Also, it isn't able to walk a property like we do when we recommend what rooms should be staged for.
3. Contract Review: You can upload an offer and ask it to summarize the key things you need to know. Where it falls short? It won't know whether the things that are written are negotiable or not, erroring in stating that fees/costs are ""customary"" when it may not be, costing you a competitive edge and money left on the table.
4. Negotiations: AI will give you techniques to use, and you could even ask it how to respond to an offer or counter offer. Where it falls short? It can't determine motivation, which is a key element in negotiation strategy.
5. Property Searches: It can develop a property search based on criteria, and even ask your thoughts on specific features you hadn't thought of. Where it falls short? It will struggle to work outside the lines, causing you to miss listings that fall out of the strict list of properties.
6. The Smartest Property Improvements to Make: It will tell you what the data says are the best improvements to make. Where it falls short? It won't know what buyers are responding to at that monment and may recommend improvements that aren't currently influencing buyers.
7. Representation: AI can package a buyer to a seller in many ways to make a buyer look good. Where it falls short? Feelings and emotions are human that require communication and also response that isn't easily determined. In addition, AI is still very new and although people may be happy to use it as a tool, our industry has not gained enough trust in it to work with it as a buyer's/seller's agent. Having AI represent you will put you behind when competing against human agents, buyers, and sellers that are using novel approaches.
We see a lot of great things coming from AI that will help you and us, but we know that AI can't match what we do.
