What does recasting your mortgage mean? It's when you take a large lump-sum, put it towards your principal, and re-amortize the remainder of the loan balance. It gives you a chance to lower your monthly payment without the cost/time of refinancing and allows you to keep your current interest rate. Here's the trick, you have to do it with lenders that allow it, and it has to be in the early stage of your loan - like you've had your loan for less than one year.
