Trusts & Refinancing
Make sure you have your attorney/lender put your property back into your trust after refinancing your mortgage! Your lender will NOT always remember to do this, so it's important you check that it's done when you've finished your refinance.
Trusts & Homeowners Insurance
Make sure your HOI policies have your trust named as an additional insured! If you call your policy holder, and let them know you have a trust, they will help you with this.
Secure Your Trust
Keeping a hard copy of your trust for you and the successor trustees. This will ensure that if someone has to call upon the trust, they don't have to scramble to find it. Some things, like selling real estate, require a physical certified copy of the trust.
Update Your Trust
It's important to update your trust as major life events happen. For example, update when family members are added/removed, when children become adults, when health conditions change, or when life situations change. You don't want to make a trust and let it go untouched for 10+ years... Life changes too often/quickly to leave your trust getting dusty.

The more we network and connect with people in our industry, the more we hear just how funky this market really is. It’s not a “bad” market, like many people assume, it’s just a difficult one to read. For instance, we have more than 3x the inventory on the market than we did in January. That major shift suggests we’re leaning toward a buyer’s market, which explains the softening home prices, longer days on market, and fewer offers. On the other hand, we've still sold listings after just one weekend on the market with several over-asking offers. So what's the deal with this market? It varies greatly depending on the type of real estate you’re dealing with, the location, and the price point. All things considered, it's a tough time to be a seller in some micro-markets, and just as tough to be a buyer in others.
What does this mean for you? Now more than ever, you NEED a great agent (or in this case agents*) in your corner. You need professionals who can offer wise counsel based on experience. People who will protect, guide, and help you reach your goals based on today's market. The agents who work from home part-time and shy away from networking won't hear what we're hearing. We are constantly pushing ourselves into new scenes, meeting new people, and having deep conversations with agents we cross paths with. We're taking advantage of training opportunities and new technologies, giving our sellers even better ways to market their homes than before. We are going out to open houses to get a feel for the scene of micro markets, so we know how to negotiate better for our buyers. We are doing more behind the scenes, so that when you choose to work with us there's less stress, wasted time, and lost money.
Don’t get us wrong — we don’t have all the answers. But we definitely have a strong pulse on what’s happening in San Diego right now, and we’d love to share our insights with you.

June always seems to be a beautiful month in San Diego to get out and enjoy the local happenings. It's time to take advantage of most sunlight we get all year long! Some of this month's local highlights are anticipated, while some are forgotten by locals. We are here to remind you what a wonderful county we live in, and that there are always things to pack the calendar with fun! This year the SD County Fair is themed for a Pet-tacular experience, opening on June 11th - July 6th. You can now enjoy Summer Movies in the Park for free downtown at the Waterfront Park. So grab your lawn chairs, blankets, drinks, and snacks to enjoy a wonderful night out under the stars watching cinematic magic! Lastly, if you haven't already been to the Japanese Friendship Garden (located in Balboa Park) we encourage you to grab a friend and go immerse yourself in this living work of art!

Slight increase of pending sales from last month.
Closed Sales: 1,958
Not every "Pending Sale" gets to closing. The market has seen a lot of cancellations this year.
Average Days on Market: 26
Basically the same as last month.
Median % of Asking Price Received: 99.3
Properties are selling close to their asking price, but not always above!
